@Tyler Rowley I was browsing through my "Promotions" tab in my email today and saw that I got the attached email a few weeks ago; I guess the only reason it went to Promotions instead of Spam is that it had all the right real estate words and acronyms 😀I blacked out the company name, phone and website because I'm not promoting or recommending this particular company (especially since I have no idea who they are, i.e., they essentially did spam me).But I wanted to show you an example of the kind of company I was talking about - a niche lender catering to real estate professionals, especially professional rehabbers/flippers, that's willing to do high LTV loans in some cases - so you'll know they really are out there in case you want to search for similar companies in the future.
