When buying a rental property, do you put a clause in the contract that collected rents will be given to the buyer at closing in a pro-rates fashion?

It depends on your local fashions, of course, but you don't see too many wooden counter tops these days. 

I'll probably do tenant screening unless she actually wants to be hands on in that fashion. 

I still compensated my realtor in a fashion similar to what your are talking about so he wasn't completely completely cut out (I actually just did a personal check from me to him personally).  

Until I receive better return contact, I will continue to look for deals the old fashioned way and will continue to report robo-dialers as SPAM to my provider and have their numbers blocked.
