Hi Ann ...building a house on pier and beam should not require any specialized builder.... its  a very simple process where work is really during design (civil/architect) and design work should not have  any additional cost as well ...

I would ignore occupancy and analyze (gross expected annual rents / property cost) as a starting point.

The repair work for the buckled floorboards cost a few thousand dollars.My insurance agent warned me against filing too many minor claims as it will get my policy cancelled, and rates increased, and difficult to get another policy when cancelled.

Which has only cost a few hundred, and all of that has come from the tenant's deposits. 

I learned a lot from this transaction and I considered those additional cost as tuition  for "Real Estate Investor 101" class.

If I go with an investment loan I'll have higher interest rate, closing costs, 6 month reserve, 75% LTV bringing my upfront cost a lot higher than house hacking.
