Have had terrible experiences over the past several years with both Keller Williams (non-responsive, charges all sorts of extra add-on fees) and Monument Management (a horrible company that was increasingly late forwarding rent payments, had huge personnel turnover, terrible communications, and probably worst of all, they doubled and tripled actual cost of repairs!).

with long-term triple-net leases and solid businesses, they can be very hands-off as far as managing, whereas an apt complex is just that....more complex.the reason i'm saying this is because, if you're dealing with over 500k in investment funds, i'd presume that you or the people you're working with KNOW THEIR STUFF.
