I've been getting mentored by a CCIM instructor who has syndicated, JV'd, etc. but is a big proponent of 'strategic partnering' in that he essentially comes in on multi-family deals and assists sponsors/syndicators with things such as market analysis, boots on the ground, asset management, etc.

While @Joe Villeneuve is an amazing sage of REI, in this case I would disagree on the sale side of thing, but only as a modifier, as i would strongly advise attaining mortgage financing, and then deploy that capital into a good strategic property purchase, namely in the path of progress where rents and market pricing is going strong with a strong future forecast given the high desire and demand, namely in the NW suburbs. 

There's strategic reason why we add principal, it's just little bit hard to mention it unless folks understand amortization, as time=money.
