In a semi-previous-life (different position at the same company) I used to conduct energy audits on large MF properties. 100% of the time, we found that if Management was paying for heating/cooling, the tenants kept their units at 75+degF in the WINTER and 64degF in the SUMMER.

Also since those bills are usually quarterly or semi-annual, some tenants have a hard time saving up for big bills like that and find it difficult to budget.We've been doing Section 8 for over 20 years.

I did not take the time to read all (but most) of the replies so forgive me if I'm repeating.This is not qualified advice, but I think my accountant would give me a "semi" thumbs up.rental profit is not considered "earned income" and cannot be used as retirement contribution "officially".
