The point to all of this rambling is that its not easy and everyone has many obsticals to overcome...

The main challenge to overcome right now is that I only have enough time to visit and perform the related due diligence surrounding these visits on a maximum of 3 of those properties.  

Please elaborate how you overcome this obstacle - I've probably lost several deals because of this, but have also likely avoided some losses or headaches too.  

I wouldn't have to sell, being that I do them with all cash, but I like to stay liquid due to previous life experiences that I can't overcome mentally.
