@Dave Foster is a 1031 expert and may wish to chime in.BTW---they don't have to be similar.

I know RE investing is very much a relationship business, but how do you create, foster and develop them if you don't have them in your current network?

Lots of people there are the old Black Middle Class (think shop owners, or Union guys) that bought those homes during White Flight and have refused to leave the City or let people turn their neighborhood homes into halfway houses, adult foster care,etc. 

These credits aim to incentivize investment in economically distressed areas, fostering community development.

@Dave Foster you inadvertently answered a question I had, but was unable to articulate just yet.
