It cost you nothing to turn down a wholesalers deal. however wholesalers with a real estate licence tend to be more accurate in estimations of AVRAs a wholesaler though the coin flips both ways most "investors" are scams they never have the money they say they have and its never available by closing most lie about cash or conventional loan.
