Many of the numbers I have crunched show possibilities of investment capital returned in 6 years.Currently I have a 745 SF total ADU project where my client has an existing 350sf detached garage at his rental house and we are adding on to it to create the <750sf unit which would eliminate any impact fees paid to the city per the new ADU laws.

On one hand, if the goal is eventually creating passive income it seems like I could do something much simpler like buy a multi family rental property in nearby Reno (much more affordable), but I do like the idea of doing something personally to alleviate the housing crunch here.By far the most complex part to start seems like understanding zoning code & finding property.
