Many of the numbers I have crunched show possibilities of investment capital returned in 6 years.Currently I have a 745 SF total ADU project where my client has an existing 350sf detached garage at his rental house and we are adding on to it to create the <750sf unit which would eliminate any impact fees paid to the city per the new ADU laws.

And, as you are reading about or listening to what others have done to succeed in REI you should spend a little time each day analyzing properties and crunching numbers and getting smarter on what is a good deal in your area of operation.

I have my doubts as to the wisdom of this, those of us who lived through the credit crunch saw the danger of high LTV loans with respect to loans going underwater and the knock-on affects.

On one hand, if the goal is eventually creating passive income it seems like I could do something much simpler like buy a multi family rental property in nearby Reno (much more affordable), but I do like the idea of doing something personally to alleviate the housing crunch here.By far the most complex part to start seems like understanding zoning code & finding property.  

These are the people who are getting hit hard by the credit crunch --- commercial real estate investors.

The finance company won't use the first appraisal since they didn't order it.We are under a major time crunch at this point.

I respect @Duncan Taylor for his wisdom on the number crunching.

I'm glad we don't have a lot of red tape in Indiana, but when there's a money crunch the gov't will start to tighten up.

So I'm typing away and suddenly sense something is right there, right around the corner...then I hear leaves crunching.

I then bring those values back into the tool, to properly crunch the numbers, and see if that area is still worth looking in to.
