Also, just reading through the 10 complaints the city attorney's office has filed shows that it doesn't allow what you're talking about I know a lot of people are doing what you're doing, and while I don't disagree with @Lucas Carl that its better for the image of other hosts if you do it right, I'm not judging at all.

(I can even think of some scenarios where structuring a deal with tenants in common as @Carl Fischer suggests could create a potential scenario for offering of a security.)So, that's my long winded way of avoiding directly answering the question, except to say that I think a lot more detail is necessary to render a more accurate opinion, and strongly recommending seeking legal counsel if you have any concerns that you may be offering an unregistered security and/or accreditation issues.

@Lucas Carl says he is killing it in Pigeon Forge / Gatlinburg area.I have a free lake house and make about 10k a year on it, much of which I enjoy reinvesting in my property making it better.I make the bulk of my money off my long term cash flowing houses.
