At that time we found the sink cabinet was water damaged and replaced it (still not 100% sure if Tenant, we took the hit on it), sewer line backed up due to roots and had costs associated with jetting & roto-rooting sewer and hot water heater replaced.  

with  the duplex it could be annoying and a diamond in the ruff to find.there are some houses we would consider living in and letting our family plant some roots...

Here in Chicago, demographics are extremely segregated and violence along with it, enough so that I'm surprised the federal gov't hasn't made more of an issue of the segregation (but that's a soap box for me to stand on in a different thread).

Depending on the age of the house, you may have rusted lines, tree roots that may have crushed your lines or just a broken line but, I've never heard of a line that is to small!

@Eric Turner  you got it right its MLM.. end of story.. and like MLM there is product there are course.. in MLM there is product too  soap  and baskets  and all other kinds of products.. you have 5 links and ACNits all basically the same.. those at the Very VERY tippy top of the pyrimad make massive money.just like Seminar guru's make MASSIVE money .. and most of us I don't care what you say if we could trade places and make 10 million a year getting on stage talking real estate to those that would pay us to listen who is going to turn that down.

Tree roots, squirrels, pigeons, starlings, mice and stray animals are not your friends. 

But the root of my question is around how to go about the title transfer with respect to the lender if we do decide to transfer to the LLC.

You can try "conventional" financing from bigger banks (the benefit of getting a 30 year fully amortizing mortgage), but that's as painful as a root canal in my opinion.
