Same thing with apartments in that I don't want to work in them.The really successful investors I have seen put in layers of management for say a pm at each apartment building and a maintenance person full time and then when they acquire a second large building have a manager overseeing each manager at each location so they can fill in when needed.

Neighborhood suggestions are welcome for descent but not super expensive houses (say A- quality) with good access to downtown.

You essentially admitted guilt by offering compensation.Keep all communication in writing so it's documented and don't say a single word about his claim or even acknowledge anything he sends you.

For example, if you were charging 1.5 months security and wanted to charge say a $300 pet deposit on top of it, that would be illegal.

It would be great if you can say a few words about why you recommend someone (what you like about working with him/her/them), as opposed to simply listing someone's name.

I’d say a few things to watch out for would be current tenants and their payment history.
