Since your unit sounds like one of the nicest, and presumably most expensive in town, it still may get passed over, even with the discount.Now, if you go back to one of my earlier posts, I recommended you ask the apartment management for information about what units are vacant, how many showings they have had, if your unit is being shown and if other, similar units have been rented.

In other words, does the fact that a large portion of the rent is guaranteed (presumably lowering potential collection costs) make it a little more acceptable to do a deal where the expenses come out to 55 or 60%, or do you feel that it's totally irrelevant?
