However, if the contract says that the bank is lending on property at, say, 50% LTC and they are getting an extra 2%ish on the interest payments because of the extra risk of not being able to pursue a deficiency judgment...then they are being compensated for the risk and I see no harm no foul.

Most Community College / Junior Colleges, with a few exceptions in Northern California, do not provide on campus housing.No harm in contacting the college, and offering a property for CC students, with the caveat being they pass your tenant screening.
