@Kris Bucci determine where prices are going what to look for ie schools or transport what makes a neighborhood better then others, how do you know the price you're paying for the property is fair

I currently work as an Accounts Manager for a Transportation company and I have a daughter, who is very active in sports, which keeps me busy.

If this area has nearby public transportation, maybe some up and coming housing/businesses, good access to the city, parks, schools, etc., and its just a bit rundown now...probably a good pickup.

There are some express train lines that in theory could provide good transportation between the Bronx and Manhattan if they would actually run express all the time, come more frequently, not run extremely slowly and stop randomly, and not keep having service changes that make the lines stop running on weekends and evenings.

The pros are that it's in Melrose, MA, a very sought after town for its distance to Boston, easy access to public transportation and major highways, and school system.

What's the average cost per square foot for new build 2 story, single family on concrete slab with open space layouts, 3bd/2.5ba, attached 2 car enclosed and central air?

Look for things like hospitals, schools, or properties near public transportation lines.

After the comps I still felt the comps where high so I asked another realtor but they provided me with different comp range from 190k-200k, so I still decided to do more research I went to city hall in Elizabeth to get a list of all the foreclosure and autions taking place it seems to be true because nothing is being sold this low in Elizabeth.The cheapes price I've seen is 78k for a foreclosure and this already sold, I know this is an awesome deal especially because the location of the property it's in a quite street 10 minutes away from the airport and 5 minutes away from transportation and a major school is a block away, the city is also developing a new park and building literally down the street and the property is on a one way so it quite day and night all homeowners in the area.

It's near a rough area but this is definitely a better part as it is a couple minutes from public transportation train (Greenville part of Jersey City for those who are familiar).
