We are on Furnished Finder, Airbnb and VRBO and link calendars so when someone books or signs a lease we can block off all the dates on all platforms. seems to work great.

Check VRBO and Airbnb properties in the area and how full their calendars look and what they are charging.Then drip all this data into a spreadsheet along with estimated expenses to see if the numbers could work for you.

My first attempt at using the combined calendar for both sites about 5 years ago was a disaster, but I understand it is pretty reliable now.

In the first photo or hero photo, blur part of the side and say new listing coming soon and book the calendar until you think the property would be ready for guests.

Also fill your calendar with REIA meetings you can find on meetup.com (there is a gazillion groups out there but only few meet regularly, and even fewer are really truly valuable, and even fewer are free).  

We also offer last minute discounts, so we rarely see cancellations end up in unbooked nights on the calendar; even if we don't make as much revenue off those last minutes bookings.Our typical bookings are 1-3 nights and we're in a city.
