What I do is if the location is right, the condition of the property is right, the layout of the property is right, the existing financing payments are right, and the attitude of the sellers are right,  then my job is to put together the deal structure that works for me, and I basically give the project the green light.

And I hear you on the desire to get your feet wet; I feel an investor has to have that attitude to get started or they could fall into the "paralysis by analysis" state of investing.And I'm not pitching anything in this next paragraph only offering networking help before getting to your point, but if you're interested in trying to get together with other investors there are some REIA groups in Roanoke and up here in Ch'ville if you're ever available.

I will say that even though there is generally a friendly and helpful attitude on the forums it seems like people will not be shy about ripping you a new one if you post a POS deal and can't say why it isn't one!

If there are issues that are greatly putting a borrower at a disadvantage that is not customary, or where a bank obvioulsy committed fraud or failed grossly to abide by applicable law, only then is a lender at risk.We need a change of attitude in dealing with lenders, all lenders, IMO.

So they come in with the attitude that anyone can get rich and get their dreams squashed when they realize it is work.REI is a lifestyle, it can be 24/7 and takes sacrifices.  6 years in I believe the sacrifices are well worth it, but it is never going to be handed to you.
