Set an strike price, sell them an option and rent to them until they exercise that option.  

I assumed they were the owners so I rode my bike by the place and said hello, striking up a conversation with the woman.

This is the kind of tenant that is most likely to skip out on the last month's rent or leave damages behind so you want to protect that deposit as much as possible.You may consider a three-strikes clause that says the tenant will be evicted if they have three late payments in a year.

If you don't try to hit a single every now & again you are going to lead the league in strike outs. 

You have to strike up, at least, a light-hearted relationship with them.

If you find a serious qualified buyer, don't send them to the property without getting the seller to strike the sentence about canceling at anytime.

These 99 out of 100 continue to phish the waters looking for newbie rehabbers or landlords who haven't done their homework in the hopes that maybe they'll get a strike.
