Nicholasville is a mixed bag.

The cat is out of the bag in real estate, so there is still huge demand and limited properties available.  

Then you aren't 'on' the kids for taking care of the place and they wont get hurt on your property either.Then when they move in give them a big Welcome Home bag of coffee - maybe some mugs from local coffee shop or UMD too (something that they will think of you fondly when using) and they will want to live up to showing you how mature they really are ;). 

If the place looks rough, they are going to look closer.I always bring my tool bag and a couple of extra smoke detectors and batteries because I don't know if the city actually changes their rules that often or if it's just inspectors that change what they think the rules are but it seems locations are always changing-inside the bedrooms, outside the bedrooms, by the kitchen, nowhere near the kitchen etc.

With syndications, it is important to point out who will be left holding the bag when the deal goes south.

I have been researching Southwest Lakeland and trying to understand what areas have the best ADOMs, but it has been a mixed bag of information. 

I hadn't thought of re-purposing cereal bags yet. 

Personally, I'm kind of in the middle...DAP makes a product in 25 pound bags called Plaster Wall Patch (DON'T use true plaster of paris for big reparis because the working time is too short - like 5 min).
