Most owners haven't the foggiest idea of what they are doing and suffer from major "You don't know what you don't know" syndrome.You can learn all that for sure but then you're a property manager.

Likely hood is that they will split up and you will either suffer a vacancy or one will remain and you will be forced to evict.I would not rent to these two under any conseviable circumstance.
