I'm always amazed at how people try to get lenders/financial institutions to change the rules to fit their situation instead of changing their situation to fit the rules (Again, making no assumptions the OP or anyone else fits that declaration).Scammers love "subject to" because the scammers only have an upside potential and no downside because they have no skin in the game (Outside of maybe reinstating a defaulted loan) and, no liability for being wrong.

Commercial tenants can pay expenses as they can declare them on their books, but if the guy is living there, it's not commercial regardless of his intent.Be very careful about what you allow a buyer, borrower or tenant to do in the owner's position, they become an agent, a plumber can be hired by them and never get paid, creditors may attach an interest in assets held and acceptance of a quit claim deed may not be the best route.Any quit claim deed made in connection with any loan or installment is seen now as a predatory practice if that deed is required to obtain the financing extended.
