@Karma SengeHi Karma,I know that $1million in SFH in areas that I have been focusing on can comfortably produce a 20% net cap without buying turn key and doing all the work.This would also be a low risk investment.To my knowledge any commercial or multifamily deals in B class areas that come with 3 years tax returns and show a genuine net cap of 10% or better are great finds.Thanks and have a great day,

He offered to do their side at a reduced commission of 2%.I genuinely like my realtor and don't want to mess up my relationship with him but don't understand why the buyer has to have a realtor or why I'd pay an extra 2%.Any insight would be greatly appreciated.
