I helped manage these projects and performed a large % of work with very minimal sub contractor contributions.This house came with the gorgeous tile work minus the custom shower that I added.I have completely lost my after grout photosdouble wide left in disarray added some lip stick and linoleum cabinet and floor disaster new cabinets custom black conversion varnish finish still shows the grain, New floating floors, Formica countertopfinished modular just paint and fixturesWhat do you guys think?

Now if leverage all that other 160k and the market crashes and I don't have enough to stay a float, I'm screwed........I have 200k and I spend 200k and buy the house...... now I have no $$ in the bank for now.....the tenant is paying my rent and all of it goes in my pockets (minus insurance, tax etc), so my saving starts to slowly grow back up..... takes a LONG time to get back up to having 200k in that account.

If the borrower decided to start paying again, you are stuck with a 4% yield for god know how long (and it was a floating rate too).

I generally don't put in flooring any more as I can get it done for $1-2/sf as floating floors have really knocked down the labor costs of flooring.
