I paid cash for 2 A type HUD SFH after 2008 crash making 2k a month on that.I just bought from 1 business partner big fish number 2 several months back rental number 3,  a SFH A type home for 165K, appraised value is 185k.

What I see over and over is someone will fish around the internet, read a few books, attend a few seminars, and perhaps buy a few notes without proper due diligence which tends to lead to negative results.

Too many other fish to fry to risk it on this one deal.

However, if I was your friend and you wanted to just sell it I would say "Hey man, I was trying to open your eyes on how to become financially free, teach a man to fish kind of thing, but it you just want to sell it for quick cash then forget it, I'll sell it myself."
