I drew up detailed measurements a few times of apartments, so they could figure out what to bring with them.  

Legally, they don't want to get into the business of approving the tenants, just to make sure the lease terms were appropriate.It highly depends on the board, the board members, and their relationship with you.My condo board drew out the approval process for the entire 7 days, this after my condo sat empty for a month while I tried to find tenants, and 2 weeks before the lease was supposed to start.

If you also had $20k of cash in your fund’s account at your first testing date (because you drew too much on your loan, or failed to distribute rental proceeds, for example), you’d fall short because $100k/$120k is less than 90%.

From Philip's rendering it appears there's about 8' between the outer wall and the wall with the laundry, plenty of room for a table, especially if it's rectangular rather than round as he drew.
