There's absolutely nothing wrong with that, but it's important for you to realize it, as opposed to thinking you somehow saved $6000...If fixing toilets was really worth $6000 an hour, Donald Trump would be doing that instead of making deals...I'm pretty sure he doesn't see it that way, though...LOL...

I cannot say enough about this place (Sarasota, FL), it is great in so many ways: lots of cultural events, weather, low taxes, growth, real estate investment opportunities, good schools, great weather for flying planes, beach volleyball, SCUBA diving, great food.So, more about me professionally: I read the Art of the Deal by Donald Trump and was immediate hooked on real estate, that was in my late teens to early 20's as I recall.

I've been told by lenders that income trumps cash on hand, so I'm crunching numbers to see if I can "cash purchase" my way into bridging the income gap between my mortgage and required income via the automatic cash flow it would produce.

Trump likes to keep a financial incentive tied to real estate... also good for Section 8 as long as he doesn't cut funds or reduce the eligibility...My other last item is section 8 properties have a bad reputation for a reason... typically the lower strata on the social economic ladder are rough on their living spaces, so repair costs will be high and you'll have a hard time recouping damages...

I think that in a standard recession - maybe not one brought about by Donald Trump running this country into the ground, I hasten to say - cities like Dallas, Tampa, and Phoenix are not at risk for a meltdown.
