There are projects out there that do not require accredited status with returns similar to what you're looking at. and we are seeing conservative investors making that exact move as a place holder for their real estate dollars until a market correction and subsequent turnaround.The difference between this and a CRT is that once you go the CRT route that is forever.

I'm no expert in that field, but it looked and smelled like it may have been there awhile too ...Another fun one was a fridge full of rotten food that had been in 100 deg. plus heat for a LONG time due to there being no power after they didn't pay their electric bill, and subsequently stopped paying rent as well and finally left in the middle of the night, but not without leaving us that very special present.

There actually is a 5% down 2-4 unit conventional program called My community Mortgage or commonly referred as MCM Fannie Mae for primary occupants but the problem is that there are no MI companies I can find currently who will insure 3-4 units on the MCM 5% down conventional program.So this leaves the only low down option for borrowers in the 2-4 unit property category to FHA and VA financing options.FHA - has 1.75% up front  + .85-.80% annual premium (paid monthly)VA - has as high as 2.15% VA funding fee or 3.30% on subsequent use but no monthly MINormal conventional financing is 25% min down for 3-4 units and 15% down for 2 units and as low as 3% down for 1 unit primary.MCM conventional is 5% down for 1-4 unit but again no MI companies will do (that I know of ) 3-4 units.

Since risk and reward are positively correlated and linked the risk aversion at the low end of the wealth spectrum is an impediment to the growth needed to make the first millionOther points in the article abound in other places like it is literally easier mathematically to make the second million because of the power of compounding and the fact that the percentage change for each subsequent million is lower.

It really was simply a way to get the public excited and to support him when he asks the city for big-time handouts (which he subsequently did a week later) Now, I kinda have the feeling Khan has an ace or two up his sleeve, in terms of major economic announcements perhaps from some British or German corporations, and so perhaps you could see this as a positive sign for the city's growth, but it's a bit much to use it as a factor in overall market analysis right now. - What are the potential negative effects of a project of this scale on a small city like Jacksonville?

Because IRA's can only utilize non-recourse financing (no personal guarantees), the lending pool is much smaller with stricter terms.I have commonly seen investors refinance out of their first purchase in order to acquire subsequent properties.
