There is a common erroneous belief that if a property is "really improved" that it will sell for more than what similar homes have sold for.

I always try to prohibit certain controversial, religious or political advertisements, but sometimes you have to do a cost-risk analysis and let some of that go.

It isn't as fast as buying a multifamily in middle America, but thats my choice, and everyone will have their own opinions and beliefs.

What I am asking is: why you think the selling agent was obligated to comply with your wishes and beliefs?

I'd like to think everyone comes to real estate with the intentions of doing everything in a legal, moral and ethical manner.Moral and ethical are not the same thing, moral is staying within you beliefs of what is right, ethical is conduct and acts accepted in an industry.

My comments as to bible toting investors is my opinion formed from experience, it's my opinion that the most successful scammers and cheats (the ones that get away with what they do) have their feet well planted in their community as an upstanding religious individual who is beyound reproach and would never cheat anyone.

I do not know how often information in the system is updated, however, I think in our investment world, constant due diligence has to done as religiously as breathing.

I would study marketing religiously and video journalize each learning moment (good or bad) for posterity.
