I've primarily focused on finding cash flowing properties rather than ones I believe may appreciate, but when you live in a place with so much historical evidence supporting strong appreciation I guess it's something that should definitely be considered rather than dismissed as mere speculation.

Funny that @Aaron Mazzrillo made the same remark about Halbert that I was reminded of.Not unlike Denny's restaurants, no one intends to move to Boron but merely ends up there.Besides the Federal Prison, US Borax is a major employer with their massive boron open-pit mine.

I think such rules are good in that they help protect the end buyers from purchasing a house with shoddy or sub-standard work ( I'm not implying that your work is such; I'm merely addressing the rule).

I spoke with several attorneys and at this point I am trying to find someone that actively lends in the SFR market so that I can see a few deals from start to finish and someone that actively invests in 2nd/3rds to get a stronger idea behind their approach/analysis.Something that many of the posters pointed out that I will just quickly mention again is that there is a huge difference between lending to an owner-occupant vs. investor/rehabber/business.That point alone made me re-evaluate how I am trying to build the business and as a result am likely going to make a minor pivot to ensure everything runs smoothly.Debt/notes have always been very interesting to me so I am taking this more slowly then my other REI because I know there are a lot of rules that I need to become more familiar with.Let me know if I can be of any other help.
