Both are charged back to the tenant, and the system is very transparent how it labels that fee to the tenant.You as the landlord have the option to absorb that cost (but why would you, if you can pass it along without impact).

Here are the monthly allocations (+10% cushion for vacancy): taxes (TTM/12), vacancy/turnover 5% GSR, water/sewer/trash (TTM/12), repair/maintenance (10%), cap ex (3%-goes to money market monthly), CAM (lawn/snow) (3%), insurance (TTM/12), debt service (actual), property mgmt (12% - although I self manage).

You can label/add folders for any leads based on zip codes/search criteria.They have a nice built in CRM for which you can manage any follow-up task.Cons:Most phone #'s are invalid and or non-existent.

:@James WiseI understand why the discussion comes into play but when the term slimy is used regarding strategies like this or wholesaling it still baffles me that people are judged when using creative strategies when most investors talk about buying properties off market for .60 on the dollar I don’t see how this is worse.There are always bad actors in any arena of business but labeling the strategy with this kind of taboo seems silly.
