i think you'll be hard pressed to find a 20% COCR with a <$200k property that you're doing LTRs on. unless your BRRR it. then your COCR is infinite. so a better question might be, where can you BRRR with <$200k?

Over-index on your ceiling exhaust fan to ensure you don’t have moisture and mildew build up, particularly since that window above the bath’s inordinately undersized and has a small shelf on it that just begs tenants to store leaky shampoo bottles that leak into your walls or collect moisture from the shower.

This is where the infinite banking concept comes into play - imagine getting a tax free loan with 0.75% interest to invest in real estate with 10% cash on cash return which is a net gain of 9.25%.Lots of people (i.e - Dave Ramsey) hate life insurance due to high fees and advocate to buy term and invest the difference.

it's not that hard to get a deal that you can refinance and get all your cash back to do the same thing over and over and end up with a nice collection of cash flowing properties with infinite returns.
