If there aren't any there now, I'd suggest putting a couple hangers on the drain pipe to take the stress off the rubber coupling, prevent the weight of the water from pulling the fittings apart, and to ensure proper downward pitch on it as well.    

A good agent is worth their weight in gold. 

I'd put more weight in current income and rental references, both of which seem more than sufficient.

Lift weights.

Good tenants are worth their weight in gold so if you must pass on both and wait for a 3rd, 4th, 5th, 6th, and 7th applicant that meets your criteria, do it. 

I like Pre-Foreclosures simply because of the weight being lifted off someones shoulders is the main part for me looking into these deals.

However, I would weight that cost against what you would be saving in that added layer of liability protection.You should have known prior to closing that the lender wouldn't have closed in the LLC, especially if you were getting a conventional mortgage.
