If they won't write a policy that becomes a marketability issue, if title is not insurable and at that point, not being able to convey insurable title is considered clouded title or not good title.

You cloud however, move back into it for 2 years sometime in the future...this wouldn’t give you the full exclusion, but it would be a pro data share exclusion based on the years occupied verses the years as a rental.

I've been told that REOs don't want offers and closing docs to be done through an entity such as an LLC because it clouds whether or not its an arms-length transaction.

If you are worried about someone trying to muscle you out of your deal or out bid you after your seller signs it you can have them sign it with a notary and have that purchase agreement recorded at the county recorders which would cloud title.
