Showing with a tenant in place is a royal pain for me (and them) so I chose not to show it until after they had vacated which meant I was telling interested parties they had to wait 30-45 days to see the place which of course no one wanted to do.

What scares the **** out of me is that both bush and now obama seem to have no issue with massively increasing our debt to asia (we borrowed ungodly amounts from japan to finance the iraq war) with no real practical plan for repaying that debt. the younger generation (including myself) is liable to get screwed royally when that debt needs to be paid back down the road, WITH INTEREST.

I'd highly recommend speaking to a securities attorney, I don't know how Canadian law applies to syndications but at least here in the US (and if you ever plan to do properties or have investors from the US) the SEC has a lot of regulations to make sure investors are protected.
