Showing with a tenant in place is a royal pain for me (and them) so I chose not to show it until after they had vacated which meant I was telling interested parties they had to wait 30-45 days to see the place which of course no one wanted to do.

Every week, I read in the press that another foreign investor (American, European, Canadian, etc) came to one of the markets, formed a local partnerships, and started building, renting out, etc.

What scares the **** out of me is that both bush and now obama seem to have no issue with massively increasing our debt to asia (we borrowed ungodly amounts from japan to finance the iraq war) with no real practical plan for repaying that debt. the younger generation (including myself) is liable to get screwed royally when that debt needs to be paid back down the road, WITH INTEREST.

Being a foreigner (Canadian), will it be possible to get commercial financing only based on the cash flow of the property itself?

You don't really see that kind of days long battle royale around here any more, but that is just classic BP.

I'd highly recommend speaking to a securities attorney, I don't know how Canadian law applies to syndications but at least here in the US (and if you ever plan to do properties or have investors from the US) the SEC has a lot of regulations to make sure investors are protected.
