@Raquel Doheny  thank you.. if you have never been to Charleston I highly recommend it.. its a great tourist town.. shopping food culture history.. and there is a section called south of Broad with museum quality mansions one after another.. horse drawn carriage rides etc.we just snagged a lot there and will do our first multi million dollar build.. not big dollars like SF Bay ARea or at least the Peninsula but pretty heady stuff for South East.

As a fellow NWesterner, I suggest you look at other markets, further east, like the Midwest, and some in the Southeast if you want to find true cash flowing markets in today's environment.

I have a single family home that I purchased in Southeast Michigan in January 2018. 

East Texas is everything North to South, East of Dallas Metroplex and our clay mixture is terrible on foundations and cracks in everything from floors to ceilings.  

While there really isn't much corporate employment in the area it is supported by larger cities in the southeast like Charlotte, Atlanta, Raleigh and basically anywhere southeast of us. 

I plan on doing the same.In Nebraska you have to be a RE broker.

I would pick somewhere in the Midwest or Southeast, like Indianapolis, Des Moines, Raleigh or the like.
