And that he is an honorable person and wouldn't leave the house in bad shape, and that he wasn't responsible for the broke old Roman Shade, or al of the stuffs we had to patched and painted because we did the walk through already.I spent $300+, not including cleaning supplies, on the house after the tenants moved out.

it put me into a smile when pop-and-mom biggerpocket-size investor like us is making money from cash-flow, from adu househack, from decent humble flippingg....than those syndicator that only yield 6% from hotel operation and stop the distribution.........or those large syndicator that suddenly ask for capital call ....or another syndicator that has to paid more than a million to maintain their cap and stopping their distribution........or the office syndicator that had to sell their building by 50% discount (following 2000 valuation)...or PIMCO that has to turn the key of their hotel back to lender.......with Bank of America and Wells Fargo that has $99999999 HTM unrealized losses......or all hedge fund that's now negative 20% YTD.

My siblings and I will likely have to make up for some of the savings gap between cost of living, inflation and inadequate social safety nets and programs for elders.Already many Generation X'ers (1965-1980) and san (1981-1996) have either taken on the financial burdens of their parents in the form of medical, food or housing OR have began managing or inheriting the businesses and portfolios established.

That said, there are some common criteria that a lot of real estate investors use, some or all of these at the same time:High cash-on-cash return: how much cash comes in based on the actual money out of your pocket to buy, flip, rent, rehab, hold the property.High overall return relative to the cost of the property: how much cash comes in based on what you spent to buy and rehab the property, whether you flip it or hold it as a rental.High probable value to current market: how much you can potentially rent or sell a property for compared to what it is being sold for.High potential value for property - how much you can increase the value of the property relative to its current value, whether that's just from fixing it up, changing the use, increasing the sf, etc.High potential value for future growth relative to current market - how likely it is that the property will increase in value relative to what you paid without any action on your part.There are many other factors but those are some common ones.
