Navarre is starting to become more popular and as we grow and more commercial real estate is built (Multi-Story Resort Planned...) we should continue to see a growth in visitors annually.I am bullish on Navarre and Pensacola Beach.

I have no doubt that if I proposed opening a "safe injection site" to the left of you and a 300 unit, 6 story apartment building to the right of you, that you'd be at the meetings screaming NIMBY!

If I rent it to four roommates, it's four leases, four rent payments, four move-ins and move-outs, drama because they are strangers in a shared space, extra vehicles, more visitors, etc.Consider networking with local investors at investor meetups to get local recommendations.

I have no problem with them checking me out, but theses people scream DRAMA and possibly more.  

Your broker or agent should be on your side even though he loses out on his commission because if he presses you with any b.s. and tells you that you should continue with the purchase then he is a scumbag interested in only his wallet, is not interested in your well-being and he should know there is no way you will do business with him in the future.I had a 20-unit in escrow with a $50,000 deposit and my broker called me at 3 am in the morning screaming at me and he told me to back out of the deal because he was looking at the seller's records at 3 am in the morning and realized that the seller had recently rented a significant number of apartment units and did not get security deposits.

now all their visitors are canceling and they have expenses and cant ride out for even a couple months. 

But if you think it may be an issue with tenants or their visitors in your market, there is a middle ground.

Yes there is a lot of competition, but it gets a ton of visitors every year.Florida has a lot of great opportunity. 

OBX is experiencing an increased number of visitors coupled with many people relocating to the area to live full time and taking homes off the rental market.
