I wanted to take what I had learned, what I thought I knew and tackle it head on without second guessing myself.So it started a little something like this.

Nobody was willing to tackle it, and I'll admit, I was a bit intimidated as well.

There is simply no way to pose the conversation naturally, and I can tell you that people's phones, texts especially are viewed very negatively as unwanted spam that invades the personal space.

Ultimately, I feel good so far about the deal-getting it more in line with the appraisal gives me much more room for unplanned expenses.As this wave of price valuations goes up, and I'm raising rents to cover the increased taxes and insurance costs, the margins get so much tighter on a deal like this, that seeing the seller adjust as needed makes me feel much more ready to tackle the unforeseen.

Recommend starting with cosmetic renovations if possible before tackling the "gut the entire property and rebuild" properties. 

It feels that all the Architects and Contractors that I spoke with had different ways to tackle this project and I am worried that this could land me in a open-ended and very costly project.

Hey buddy,Same dilemma over here and I came to the conclusion that its best for me to put all my efforts into REI buy and hold for cash flow.I have mentors that said they were in the same boat but after their first 3-4 deals they were confident enough to tackle a few flips, 2-3 a year, and they use the cash from that to really offset all loans, not just student.

@Brandon Willingham - Great points and questions that I need be sure of before tackling a new market.  

You can't know how to tackle any of this until you know where you are at.
