Studs and roof decking with smoke will need to be sealed (Kilz, etc.) so that the toxins and smell from the smoke don't leak back into the house or attic.You need to get either a contractor experienced in fire-damage and/or a remediation company--the will help pin down these kinds of things.

VERBAL TERMS of said contract where in lou of a large down payment instead my first year of good rental history was the down payment, which i have not defaulted on payments always made on time or early. i should also add that since ive known this man many many years this entire contract was made verbally and a handshake to seal it....

I have never heard of Ductwork having to be replaced the system having to be replaced, yes. if the existing Ductwork leaks then look into sealing the joints with duct mastic ( do not use the grey duct tape) or us the silver duct tape. if the ducts are in the attic and bare metal try getting some duct insulation and wrapping them - just a couple of easy solutions.
