Shouldn't be too difficult to rebuild the financials if you know the market well.

Does your insurance policy cover loss of rental income in case of a fire and does your insurance policy cover the FULL cost to rebuild in the case that 5 or 25 units are damaged by fire?

Seismic upgrades, rebuilding old light fixtures & UL testing, specific requirements for landscaping amongst a few.

If so, I'd love to hear your thoughts on the process and if you encountered any hurdles with rebuilding your reputation.Here are a few questions that come to mind:1.

I have a ton of insured single family and small apartment complexes in the lower end areas of Toledo, but all of them are insured as ACV...no one (in their right mind) rebuilds in Toledo after a total loss event.

And in that neighborhood I don't see where it would be worthwhile to rebuild on the lot.

Are you going to rebuild?  

It has costs, but it offers many self employed people, recent BK and divorce or other financial hardship buyers who are in the process of rebuilding their credit to move into the home now they want for their family and buy it with a loan later.

hey thanx @Albert Bui you are correct , we went to city to confirm the 100% rebuild letter needed to finance under FHA when talking with lender :)  it was $459 and only applied because it was 2 units and also grandfathered in like you mentioned.

We had to rebuild the 4 drawers, as well as the small cabinet btwn stove and fridge.
