I was in a meeting 2 weeks ago where the mayors of a couple of the surrounding towns were there as part of a panel and they are really cracking down short term rentals and making sure that people register them.

This isn't a wall socket or garbage disposal you're installing, a TV is a very personal piece of equipment and the tenant's property, not yours.I would prefer they hire a TV guy to hang their flat panel or at least demonstrate enough DIY knowledge and experience to do it themselves.

And a couple bad ones when just before closing someone had went in a stole the eletrical panel and most of the copper wiring from the basement.

It may be a freshly remodeled property but you need to set something aside for when the inevitable will happen.Reserves: (This is for major repairs, think roof, A/C, Electrical panel...

A few years ago, I went to an FIBI (For Investors By Investors) real estate meetup and the panel speaker talked a good game about (can't think of the name right not, but the deal where you buy the property and the real estate company does 100% of the remodeling, renting and management for you).

I have run plenty of network wiring in my old life though, so maybe I can run it if I have an electrician finish it off at the panel?

Four units have brand new service panel and the fifth is tied in with the whole building.
