The details that match my desired list - based upon what knowledge I have gained from bigger pockets.com so far... 2 bedroom - less people to mess up the place, 1 bathroom - less repair costs, under 1,000 sq ft - not too big and not too small, good location, priced right - listed at right about $60,000 realtor thinks I could get it for $49,000, comes with all major appliances with exception of washer/dryer, tile kitchen, granite countertops, small outside enclosed/locked storage area for tools I can keep on site (separate keys), and a small little back porch with a nice view of the woods (property behind house is a few acres and no home right on top of it).The tax value for the property is $70,000 with $25,000 going to the land - the remainder to the building.

All of the units have newly renovated kitchens with steel appliances and granite countertops, each triplex has 2 3-bedroom units and 1 2-bedroom (bedrooms are not awkwardly small, which seems common in that area).

Note the cheapest grade of hardwood is the same to tenants as the most expensive.For me lowest cost SS appliances (they look nicer than midgrade black or white), cheap granite tile counter top (looks like granite in photos), tile backsplash and wood trim edge, new off the shelf premade builders grade cabinets, 3 tone paint, ceiling, walls and trim complimentary colors (look at model homes in your area for ideas). hardwood floors, new bathroom with tile surround having an accent strip, new vanity.

If I put $15,000 of rehab into each unit, installing modern rental-grade cabinets, granite countertops, nice laminate flooring, stainless steel appliances, modern light fixtures, new plumbing fixtures, etc., is that worth getting $250 extra rents per unit?

Money is probably best spent on fresh paint then flooring and/or countertops....anything a deep cleaning doesn't bring up to a clean look.
