@Alex MartinezI'd have to clarify a couple things but what you're talking about is most likely called legal non conforming.

Older dwellings may feature one or more substandard or on-conforming additions to the original structure.

My property probably could be rezoned to commercial, as part of it actually adjoins a commercially zoned parcel on the west side of it, across a small creek, where there is a small convenience store, but I don't want a commercial zoning, as it puts the residence into non conforming, etc. 

At least not yet.Now that I have answered your question, why don't you tell these good forum members why you consistantly attack anyone who does not conform or agree with your business criteria or your rules (50%, 2%, etc)?

The windows have to be installed so that they conform with the Florida building code.

I have seen many out of town builders come and go because not conforming to the market.

This is really conformation of my gut instinct.

In addition, I know of a local property on acreage where for years tenants have been paying rent to use an RV, Garage, & Shed as living spaces even though they are unpermitted and do not conform with local zoning. 

Thanks Chris I did not know the max conforming loan limits were higher in CA. 

And, of course, income approach is given little to no weigh within the scope of conforming residential appraisal/financing.
