While I am showing the property, I am evaluating them further by observing what they do, what they say, and what I see (their demeanor, their appearance, their car.)

Observing that the business consistently attracted a loyal clientele, coupled with high profit margins on services rendered, I saw an opportunity.

Most people like to be sold to not judged while looking for apartments-- But still observe behaviors like timeliness, politeness, appreciation, or rudeness, and entitlement.6) use the credit report to check for undisclosed previous addresses and debt load -- don't worry so much about credit score.7) Search for unacceptable social media postings.I would consider applicants with one eviction but not two and I would call previous landlords and listen to what they had to say about the tenant.

I don't intend this to be a personal critique on any one agent, its more of an observation on the industry in general, and the things people do in markets (particularly strong sellers markets). 

I don't follow either closely, but just being observant living a few miles down the road, it's a lukewarm market.

While that would corroborate my own observations on the ground and what I've been hearing, I haven't seen any statistical evidence.

I don't have concrete data on this, it is just my observation.
