What was your experience like—any challenges, advice, or things I should watch out for?

However, no one will watch out for your investment like you will so choosing, or even having a property manager is a major decision. 

There are plenty of forums here on BP about it and if you go to YouTube there is a lot of good info on it.

Other than new construction development same here we have no senior debt its all cash.. of course unlevered returns are are a little less but man is it so much easier to manage and not worry about paying the senior debt all the reporting One has to do etc etc.. having been through a terrible down cycle with syndication decades past and watching what the guys I worked for went through and lost I just decided if we cant pay cash I am not going to do it. 

I recently watched a BiggerPockets podcast on YouTube where both folks made flood insurance mistakes from not noticing something in the disclosure.

People watch youtube or HGTV every day and instantly declare themselves an investor.

IMO killeen is a solid investment. just have to watch which areas you are getting into. there are some pretty rough areas near fort hood but killeen is great because it is close enough to austin and people commute from there to austin as well. with fort cavazos near by and the new samsung plant coming online in taylor, it is a solid choice with steady demand for MF.
