In most cases you're far better off licking your wounds and moving on and using your energy more positively and constructively. 

(Last time I bought a ball/receiver for my pickup I noticed they had different weight ratings for both the receiver and ball, I just bought the highest they offered at Tractor Supply in both categories...do not have a goose neck hitch installed.)Sorry for the question is the wounds are still raw - would like to learn from what happened as I tow from time to time.  

Anyway, I wound up renting a boom and taking it down myself. 

I wound up finding a local broker interested in offering training for practically nothing.

I would have no problem partnering with an experienced investor.I wound up in Idaho after college after moving around quite a bit growing up (parents are ex-military, but that was before I was born).

I have had both long term and short term tenants and for the most part I just deal with the exit wounds and bill the old tenant for anything above common sense wear and tear of a property.

They then go from 5 million to 1.5 and run with their tail between their legs for awhile to lick their wounds before they jump on the next cycle again.Another mistake is to tell yourself you have some good properties throwing off cash and then it makes sense to gamble on a marginal deal that might work out.
