My Mother is on social security only and makes $1500 a month living as a widow with no other debt but I can't imagine the would qualify her for a 220k mortgage because in reality there is no way she could pay that.

This goes for widows who just lost their husband, a house fire, a tree fell through the roof and other extreme situations.

As my husband is never mentioned or talked about despite the volume of business we do (they did a gut job for us in March/April), he assumed I was some 75 year old widow who inherited my husband's properties.  

Turns out it was owned by a widow who’s kids were fighting over the properties so she was willing to practically give it away to shut them up.

Then I became a widow.

The bigger the pay day the more likely that somebody will later appear saying that they are an heir and you never notified them of the QTA, and they want the property back.There was a case here of the widow Brown, that ended up changing the law. 

Remove all carpet, widow treatments and discard.

@Alex Loginov I did this on a duplex I bought where the tenant was moving from NH to FL and we closed in February and she was a widow and didn’t want to drive her new RV alone through the winter weather and wanted to wait until spring arrived.

For example, if you are acting as an investor (and not a broker), a court might take an especially dim view of your having directly purchased some widow's or elderly person's house for substantially under market.
