You need to also be ready to pay for that big maintenance issue (new roof, HVAC system, etc) since you'll have no income from the property.I have done a lot of research into this topic as I was getting my feet wet in real estate, and there is no doubt in my mind that CASH FLOW IS KING!!!

Also interest rates are high so for now it might make sense to just buy that one property in cash and get your feet wet with being a landlord.

It seems easy enough as I write it out, but no one is giving me a definite YES or NO and if I'm going to have to cough up an additional $130,000 in addition to the $130,000 1031 x then I need to know for sure before I set all this up.
