I understand where you are coming from as we always did our taxes on turbo tax as well until we purchased rental properties. 

You didn't write how much 'sweat equity' you put into this place, but it was likely well worth it given the $400K cash out.  

If all goes well, I'm building the courage to surrender to the challenge.
